I have completed over 3000 Construction Draw inspections for new construction in various phases, including both residential and commercial, as well as over 6000 various types of field and insurance inspections.. The residential inspections range from $100,000 to $5,000,000 and from 1,000 sq ft to 12,500 sq ft . I deliver construction draw inspection services to construction lenders of all sizes, and work with 6 National draw companies, along with numerous banks. I also do property occupancy, construction status, insurance loss inspections, and most phases of property preservation for National Field Reps, MSI, W-M Reality, Pacific Field Services, Complytraq Inspections, Five Brothers, NVMS, REO Allegiance, Douglas Guardian, and Collateral Specialists Inc, as well as existing home inspections. I am in Post Falls, ID 83854. I serve all of North Idaho and Spokane, WA area.

During construction, a lending institution may desire to have your builder's progress verified prior to authorizing payment for work accomplished. This "Construction Draw" inspection is to verify what the builder said was done, actually was, before he is paid for it.

A typical Home Inspection involves the visual examination of a home’s structure and its components.  This type of inspection will take anywhere from 3 to 5 hours to complete. Unlike most Home Inspection companies, JRS Home Inspection Service provides a detailed, computer generated report, complete with color photographs upon completion, and payment of the Home Inspection. Areas of inspection normally include:


• General structural condition (including foundation, walls, & roof)
• Basement or lower level
• Central heating/cooling system
• Plumbing
• Bathrooms & laundry
• Electrical
• Common safety devices (smoke detectors, locks, etc.)
• Kitchen and appliances
• Fireplaces and woodstoves

When should a Home Inspection be done?

The best time to do a Home Inspection is at the time you are making an offer on your new home. As a general rule, real estate contracts allow a grace period for building inspection purposes. Make sure your real estate agent includes an inspection clause in your contract offer. Your offer should always be contingent upon the findings of a professional, independent inspection.
